How much can I borrow? (maximale hypotheek)

Dutch lenders must follow national lending norms: a share of your gross income may go to housing costs, tested at a minimum interest rate. A better energy label adds a fixed amount, and a student loan lowers what you can borrow.

Income and mortgage

How it works

  • The housing-cost percentage comes from the Tijdelijke regeling hypothecair krediet (Trhk) of this year, by income and test rate.
  • For a fixed-rate period shorter than ten years the AFM test rate (toetsrente) of this quarter is used when it is higher than your quoted rate.
  • The energy label amounts and the single-buyer amount come from the same regulation.
  • Lenders and advisers may apply stricter rules; a mortgage adviser makes the real calculation.

Indicative, not advice. Domotra never recommends a mortgage or lender.
