Buyer costs calculator (kosten koper)
In the Netherlands the buyer pays the purchase costs (kosten koper): transfer tax, the notary, the valuation, mortgage advice and sometimes the NHG fee. Most of these cannot be included in the mortgage.
What is law and what is an estimate
Each line is marked: law (transfer tax, NHG fee: set by the rules of this year, with sources) or estimate (notary, valuation, advice: typical market prices). Replace estimates with the quotes you get. Since 2018 you can borrow at most the value of the home, so the costs come from your savings.
