Transfer tax calculator (overdrachtsbelasting)
When you buy a home in the Netherlands you pay transfer tax on the price, once, at the notary. How much depends on whether you will live in the home, your age and the price.
How it works
- Starter exemption (startersvrijstelling): buyers aged 18 to 34 who will live in the home and have not used the exemption before pay no transfer tax, up to a price limit set each year.
- Your own home: a lower rate applies when you will live in the home as your main residence.
- Other homes: buy-to-let, a second home or a home for your child pay the higher rate.
- Buying together: each buyer is assessed on their own share, so one partner may qualify for the exemption and the other not.
The result shows the rules of this year with their sources (Belastingdienst, Wet op belastingen van rechtsverkeer). The notary calculates the final amount. Information, not advice.
